Please ensure you read and fully understand these booking terms and conditions. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings.
Bookings are subject to the following terms and conditions.
A contract between you and us will come into existence when payment is received by us and a booking confirmation is issued to you by us showing the confirmed rental dates. The contract binds you & all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.
A non-refundable 20% deposit of the rental cost is payable to us at the time of booking. Bookings made less than six weeks before your arrival date must be paid in full.
The balance must be paid no later than six weeks before the commencement of the rental. If the balance is not received by us by the due date, then the rental may be treated by us as a cancellation and the you will remain liable to pay the balance.
All cancellations must be notified to us in writing. If you cancel the rental more than 6 weeks before it is due to start, then your deposit will be forfeit. If you cancel less than 6 weeks before the rental is due to commence, then the full balance remains due and is not refundable. We strongly advise that you take out comprehensive travel insurance to cover cancellations.
Your booking will not be cancelled by us except in circumstances beyond our control. Notification will be given to you by us of the cancellation as soon as reasonably possible and we will promptly refund all payments made for your holiday. Our liability for any such cancellation will be limited to any payments previously made to us by you before we intimate the cancellation.
We permit you and members of your party (but no one else) to occupy the property for holiday purposes only. You must declare the number of individuals in your party (as well as provide names/contact details for each individual if we so require) at the time of booking and, if this changes, you must inform us before the rental commences.
The maximum number of persons using the property at any time must not exceed the maximum number as stated on the particulars of the property on our website unless expressly agreed by us in writing and only those individuals notified to us by you during booking can occupy the property. Extra charges may be applicable if the number of individuals in your party differs from the number intimated during booking. We do however reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.
Bookings cannot be accepted from persons under eighteen years of age.
We reserve the right to refuse a booking without giving any reason.
We reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes.
The property will be available for occupation from 4.00 pm on the first day of the rental and must be vacated by 10.00 am on the last day of the rental. Unless agreed with us in advance, failure to vacate the property by 10.00am on the last day of the rental will result in extra charges being applicable.
Vaping or smoking anywhere inside the property will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to and any damage or extra cleaning caused by vaping or smoking will be at your expense.
You may only bring such pets as are booked in by you at the time of booking. An additional charge of £25 per pet will be payable to us by you before commencement of the rental. Pets must be well-behaved and should not be left unattended in the property. They are not permitted in the bedrooms or on any furniture in the property. If damage or extra cleaning is caused by pets you may be billed for that charge.
In addition to the aforementioned holiday costs we reserve the right to request an additional damage deposit. We will advise you of the level of deposit required as soon as is reasonably practicable and in any event before commencement of the rental. The damage deposit (if required) will be payable on your arrival and will be returned within 5 working days of the last day of the rental (less the cost of any damage/breakages).
Notwithstanding any damage deposit paid to us, you accept responsibility for any theft, breakage or damage caused by you, pets or any member of your party and agree to indemnify us in full for any loss that we may incur as a result.
You will treat the facilities & accommodation with due care so that other the owners and any other guests may continue to enjoy them. If you notice something is missing or damaged in your property, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before you leave. The property will be inspected at the end of the rental and you may be charged for any loss or damage.
Please do not move any furniture from one room to another.
Please lock the doors and close the windows when you leave the property unoccupied.
Please make sure you switch off lights, heating, air conditioning or any electrical appliances when you go out.
We reserve the right to make a charge to cover additional cleaning costs if you leave the property in an unacceptable condition.
Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.
You may in no circumstance re-let or sublet the property, even free of charge.
We shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building or grounds.
No compensation will be given for any temporary outage of electricity, gas, water, internet connection or television service.
We are not responsible for the loss of any personal belongings or valuables.
All inventory must remain in the property and not be taken to another property.
Guests are responsible for the safety and security of their children at all times. Never leave children without adult supervision.
Please park your vehicles in a designated parking space, ensuring cars do not block access to other properties.
Please respect the community and try to keep noise levels to a minimum, especially between 11pm and 8 am.
If, in our opinion, any member of you party (or their guests) is not suitable to continue their occupation of the property because of unreasonable behaviour, damage or nuisance to other parties, the contract may be treated by us as discharged and we may repossess the property immediately. You will remain liable for the whole cost of rental and no refund shall be due.
Candles are not allowed inside the house.
Any problem or complaint which the client may have concerning their holiday must be immediately reported directly to us and we will endeavour to put matters right. Any complaints not reported to us/at the time and only reported after you have returned from holiday will not be considered by us.
We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
CORONA-VIRUS NOTICE: We will offer a full refund or postponement if government regulations prevent us from offering the holiday.
